We focus to provide the stable shared accommodation for students and young professionals to enjoy for the years to come. If that matches what you are looking for, say Yes. 

If you like to stay long-term but want to have a sub-lease option in case something happens, we can work with you to get this set up (Normally the expected term is 8-month before the sub-lease is in effect). If this works for you, say Yes. 

If you need a shorter term stay (1-8 month) for various reasons, and you are a current full-time student and/or full-time working professionals and have no problem to follow all the rules and policies, then we would like to help your case. Yes, is the answer as well. 

If none of the above fit to your case, we are likely NOT the best match. No is the honest answer. 

As a rule of thumb, one should have total gross income/savings that is around 3-times more than the asking rent as a good estimated budget. 

If you are working full-time and have the total gross income before tax that is three times more than the rent, the answer is Yes. 

If you have savings and supporting loan that is sufficient to cover the total rents for the whole lease term, the answer is Yes as well. 

If not, this room could be more than what you can afford comfortably and No is the honest answer likely. 

There is no smoking of any sort within the property line by anyone, that includes anyone on the lease term, and or any visitors, friends, guests as well. 

There is also absolutely NO smoking of any sort or format is allowed (including, but not limited to regular cigarettes, weeds, vapes, and or anything else similar or beyond). 

The scope is not only outside the house. but must be outside of property line. In other words, if this is a condo, smoking on balcony is NOT permitted, instead, you need to go down and outside of the building. 

If you are non-smoker, the answer to this question is yes. 

If you are a smoker, the answer is no. 

For pet policy, there is no any sort of pets allowed in any of our shared homes. 

To keep roommates connected, and know instanstly what happens around the shared homes, all the roommates are connected via Facebook  private group. 

Our current residents are so happy with this way, as not only everyone can post cleaning pictures on weekly basis based on so called “I-clean” schedule, and knowing the home is going to be always nice and clean, it is also allow everyone in the community truly connected and informed. 

If you like it and will be part of the community via Facebook group, say Yes. 

If you don’t have facebook account yet, but will get one and join the group once your application is being approved, then say Yes. 

If for whatever reason you don’t want to, then there are tons of other options/room out there on the market for you to explore instead ours. 

Security deposit is required and it is equivalent to one-month rent. 

It should be ready when you are about to start the home hunting. 

Once you are ready to apply, it is required to be paid when you submit your application form in order to hold this property EXCLUSIVELY for you while we are processing your application.

It is always a good idea to have it ready for rental application purpose. Especially nowadays it is really simple and free to get from the above certified cites in just few clicks (minutes). 

Remember, you do not have to have an perfect credit score/report to be qualified. After all, credit rating is just one of many factors to be looked at during the application process. 

If you have it ready, or will get one right after, your answer is YES. 

For all FSC shared accommodation, we follow a certain set of shared accommodation policies including:

1). Quiet time between 10:00 pm to 8:00 am including weekends, which means any we care enough to turn down any voice or volume so that my roommates can have a quiet and sweet sleep, which also means I will keep my laundry time out of these time periods as well. 

2). No overnight sleeping-overs. Your friends are more than welcome to visit you and enjoy the quality time together, that is why the common areas of all our shared accommodation are fully furnished with TVs as well, with your social interaction with roommates and friends in mind. However, no one like to wake up and see a bunch of strangers are sleeping on the couches in the living room.  In the case you do need a couple occupancy (say you find a boy or girl friend down the road), please get hold of our office and we will find a suitable solution for you. 

If you are totally cool with the above, the answer is Yes. 

If you are two people together, (couple, relatives, or friends) and only need a bigger room for you both, and you are totally fine with the policy above, the answer is Yes as well. 

If you feel you will need more freedom so that you can have sleepover whenever you want, and play music as per your mood, then please cancel the booking to save yourself time.  There are many places offer such freedom out there too, unfortunately we are not. 

In Flying Stone Canada, our philosophy is to “share homes happily, travel cultures freely, and make friends globally”. 

And it all starts the first tiny step: when we share our homes together, you, are not only our clients, but also our extended family. When family member calls or emails, we reply right away, it doesn’t means we have the perfect solution every single time, it does mean that we care, as a shared family. 

After the first year stay, once you have experienced what the so called “share homes happily” really meant to you, and if you like your experience and want to extend your happy stay with us, we will be delighted to share home happily for years to come, and keep the rent the same., keep it simple and happy too!
