Step 01 – Read Ad to see if we are a right fit
In each ad of our A+ culfidant home, we will provide likely all you need to find out if we are a right fit. Right from the get-go, we make it clear that a long-term stay, preferably 3 years or longer, is what A+ clients we are looking for to serve. We focus on families who cherish the quality time to enjoy together, and we want to make sure your budget for the home to get in is right for you.

If you feel it is the right fit, then move onto step 2 – Viewing.
Step 02 – Culfidant Green-Viewing
You can book an in-person viewing via our online link specific for each home.
Why “Green”? Because instead of the traditional way of having the agents/landlords driving back and forth for each showing, which adds 12.6 pounds of CO2 to the atmosphere each showing on average, we developed this simple, unique yet powerful way of showing. Yes, it lets you view the home in person at pretty much any time you like, and yes, trust is the foundation we are starting with each and every new relationship. And yes, it greens the planet earth little by little while you and other like-minded people check out Culfidant A+ certified homes.

Step 03 – Apply
You may fill in the application form online upon your request to go ahead after viewing. Once submitted, you will get emails asking you to provide the documents needed, as well as the credit report and score, which are totally free to get in less than 5 minutes. Here is more on how to conduct a self-credit check in less than 5 minutes.
Upon all the information being provided, it normally takes no more than 24 hours for us to get the results out after we evaluate the overall information on the history, financial stength and credit record etc. You will be informed of the results as soon as they are available.
To keep the fairness of the renting process, the application process is based on the so-called “first come first served” basis – so it is essential for you to get the required information ready at your earliest convenience. Here are some guidelines on how this can be done beautifully, so that you are a step ahead of the game. 
Step 04 – Secure the home and prior to move-in
Once you are approved, we will send you the lease agreement online via DocuSign for you to sign (here is the lease demo; here for the terms and conditions) and require the first month’s rent and security deposit to be paid in full within 48 hours of approval to secure the home.
The so-called “Culfidant self-move-in” checklist (see demo here) will be sent to you shortly, typically two weeks prior to your move-in day, to help you organize your move.
The move-in video inspection, pictures, and self-move-in inspection report will be completed by our community and sent to you before your move-in day. This way, you will know exactly what the home looks like prior to moving in (Click here for a demo of move-in video inspection, and here for the move-in inspection report screenshot).

Step 05 – Self-Move-In
You will be given access instructions and all the necessary codes to retrieve the keys and self-move into the home on your move-in day. We encourage you to take pictures and videos of anything that we might have missed, which will be recorded in the ipv page.
Within the first seven days of your move-in, we will conduct a welcome meeting via Zoom to ensure that you settle in well and address any concerns you may have. After the meeting, we will send our maintenance staff to fix and repair any identified issues.
The so-called move-in sign-off report will be sent to you at the end to close the move-in process and move on to the next step.
Step 06 – RSCing and Enjoying
While it is essential for you and your family to enjoy the home for years to come, we have solid services in place to make it happen naturally.
The so-called “on-site home care request form” will take care of any maintenance-related issues promptly.
Our text service from 8 am to 8 pm daily will ensure that all your concerns are covered.
A 75-day advance notice prior to lease expiration renewal letter will keep the rent essentially the same year after year, with only adjustments for inflation, giving you peace of mind all the time.
