What We Expect from You
✔ Professional Communication
We ask that all tenant communication be routed through us — this keeps things smooth and consistent for everyone.
✔ Expertise
We trust you’re the expert. We won’t micromanage — you’ll have our full support to make the right decisions on-site.
✔ Warranty
A minimum 1-year warranty on labor and parts is required, or your standard warranty if longer.
Typical Workflow
Tenants submit a maintenance request form for day-to-day repairs.
Our office reviews the request and assigns a Work Order to you.
For larger projects (e.g., roof, water heater, furnace), we schedule in advance with an approved budget and request 3 contractor quotes for owner review and approval. Once approved, you’ll receive a formal Granted Work Order.
You’ll contact the tenant to arrange access and complete the work.
Submit your invoice upon completion — we’ll inspect the job and process payment promptly.
